Roof Cleaning: Leave It To Guardian

As a homeowner, most of us have a long list of “to-do” items. We all like the sense of accomplishment when a project gets done, but those home projects take time. After a while, some items may get overlooked. One of these things is roof maintenance. Regular roof maintenance is necessary for your roofe to be safe and perform it’s waterproofing duty. You can’t just drag your garden hose up there and use the water to flush them out. The clogged downspouts might just back the water up under the shingles. A higher pressure flushing is needed. And, dragging a house up and down the ladder increases the risk of slipping. Also, whenever your gutters are cleaned, they should also be inspected to ensure they are attached securely at the correct angle. Clean gutters are worthless if they can’t actually collect the water and drain effectively. Pressure washing causes damage to the roof and peels layers of weather fighting roofing away. Cleaning your roof this way will shorten the life of your roof and cause leaks.

Happy September Friends!

Among my circle of family and friends, the month of September is synonymous with two things, the first being the Puyallup Fair. Though it has since been re-branded as the Washington State Fair, this once-a-year family exposition still boasts the same rides, fair food and amusements that I enjoyed as a child (as did my children), when it was still known simply as the Puyallup Fair.

The 2nd thing that comes to mind when I think of September is the drastic change in weather. The wind and rain of Fall are unavoidable and your roof typically takes the brunt of foul weather. After A Fire

No one wants to think about a home fire. But, they do happen. A fire in your home is devastating both physically and emotionally. In addition to damage to your home, you could lose valuable possessions and irreplaceable personal items, like baby pictures and family heirlooms. So, every homeowner needs to take steps to protect your property and your family. If there is a fire, you will have to recover your losses and heal from the damage. But, after any traumatic event, you don’t have to manage everything by yourself. Ask family and friends to help you with some of the steps you’ll need to take to repair the damage. Their help and support will shorten your long to do list and lift your spirits.

Your first step to recovering from a fire is prevention. You can’t always prevent a fire from happening, but you can increase your family’s safety and minimize the potential damage. Creating a fire escape plan and practice it with your family can help them keep a cool head and get out quickly. Adding smoke alarms in your home and keeping them properly maintained will speed your reaction to a fire. Some security systems have the capacity to detect a fire and automatically notify emergency services, So, your only focus can be escaping the fire as quickly as possible.

This checklist serves as a quick reference and guide for you to follow after a fire occurs.

  • If you own your house or you have renter’s insurance, contact your insurance company for detailed instructions on protecting the property, processing your claim, and contacting fire damage restoration companies. And, notify your mortgage company of the fire. If you are renting, contact the home’s owner.  If you do not have renter’s insurance, private organizations may be able to provide aid and assistance.
  • Contact any family members that may not have been in the home. Let them know what happened and let them know that everybody is okay. 
  • Contact your local disaster relief agency, like The Red Cross, if you need temporary housing, food and medicines.
  • Confirm that you home is safe to enter with the fire department. Be aware that structural damage may have been caused by the fire. The fire department should confirm that utilities are either safe to use or are disconnected before they leave the site.  DO NOT attempt to reconnect utilities yourself, have a professional plumber and electrician perform a thorough inspection and repair.
  • Conduct an inventory of damaged property and items.  Do not throw away any damaged goods until after an inventory is made. Having photographed or documented your valuable items in advance and stored in a fire safe location will aid in processing your insurance claim. Some homeowners videotape the entire home to document items and their location.
  • If your valuable documents and records weren;t stored in a fire safe location, try to locate them or obtain copies.  It would be great to have receipts and bank statements of purchased items.
  • Begin saving receipts for any money you spend related to fire loss.  The receipts may be needed later by the insurance company and for verifying losses claimed on your income tax. 

 In the event of a fire, remember that every second counts, so everyone must be prepared. Escape plans help you get out of your home quickly. No one wants to have to clean up and repair the damage after a fire, but Guardian is here to help.

Sunshine and Shade and Water to Wade

Happy August! It’s one of the last months of summer yet I feel like it was the 1st of June just yesterday. Pretty soon the kids will be going back to school, blow-up pools will be packed away, and we’ll all be swapping out our sandals for rain boots.

While the beginning of a new season is exciting (bring on those pumpkin spice lattes!), the closing of one can be a little bit sad. That’s why it’s so important to make the most of these last Pacific Northwest summer days. Fire up that barbecue, slather on that sunscreen, and cannon-ball into that pool!

I recently came across a children’s poem that made me smile so wide I knew I had to share it with you.

Why I like Summer

It’s sun and shade, it’s water to wade

It’s frogs and bugs, it’s grass for rugs

It’s eating outside, it’s a tree-swing ride

It’s tomatoes and corn, it’s dew in the morn

It’s warm starry nights, it’s road-trip sites

It’s a hot sunny sky.

It’s summer, that’s why!

Home Fire Safety And Prevention – Part 1

Like any homeowner, business owner or renter, you want a safe, comfortable home for our families and pets. You take steps to ensure that our HVAC systems are properly maintained, the landscaping is watered and trimmed, and the drinking water is clean. But, before you take all of those precautions, you need to take the first important steps of fire prevention. Home fires can be so devastating because our lives are contained in the memories and mementos you have accumulated in our homes.

To take the right precautions, you need to understand a little about how fires behave. Fires start quickly and can spread even faster. In just a few seconds, a small spark can become a major fire. Once the fire starts, you have the added dangers of smoke and heat. Heat is more life threatening than the actual flames. Temperatures in a fire can range from 100 degrees at floor level to 600 degrees at eye level. Inhaling this super-hot air will sear your lungs and melt clothes to your skin. Once the smoke accumulates in the home, it’s very difficult to see. In addition  the smoke itself is highly toxic and causes disorientation and dizziness. Smoke incapacitates people quickly leading to more deaths than the heat and flames.

Before a fire begins, you and your family need to be able to escape your home in less than 2 minutes. The first step is to create an escape plan, just like the ones you see in hotel rooms. Create a map of your home and draw the fastest escape routes from each room along with a secondary route, in case the first one is blocked. For example, most people have at least one exterior door for a primary exit route. A secondary route might be a window onto a neighboring roof or a collapsible ladder for escape from upper story windows. Make sure your doors and windows are properly maintained and can be opened easily. Establish a meeting place outside your home to ensure everyone, including pets, are out of the home.

After you explain your map and routes to your family, you need to practice with a series of fire drills. You need to escape in under 2 minutes. And, you also have to plan for difficulties. Practice feeling your way out of the house in the dark or with your eyes closed. Practice opening windows and removing screens. Twice each year, practice your home fire escape plan.  Weather conditions may also impede your escape route, like icy roofs or swelling doors that make escape more difficult. These difficulties need to be included in your plan. Also, teach children not to hide from firefighters.

During a fire drill, practice as if there is an actual fire. Practice crawling low under any smoke to your exit. Heavier, hotter smoke and poisonous gases collect first along the ceiling. Before opening a door, feel the doorknob and door. If either is hot, or if there is smoke coming around the door, leave the door closed and use your secondary escape route. If you do open a door, open it slowly. Prepare to close it quickly if heavy smoke or fire is present.  If you can’t get out, cover HVAC vents and cover the cracks around doors with cloth, wet towel or tape to keep smoke out. Say where you are and signal for help at the window with a light-colored cloth or a flashlight.

Fire Escape Planning for Older Adults and People with Access or Functional Needs:

  • Live near an easily accessible exit. The safest space is on the ground floor near an exterior door if you live in an apartment building or multi-story home.
  • If you use a walker or wheelchair, verify that you can exit easily and quickly. Make sure any necessary accommodations are installed, like exit ramps and widening doorways
  • Speak to your family members, building manager, or neighbors about your fire safety plan and practice it with them.
  • Contact your local fire department’s non-emergency line and explain your special needs and ask them to keep your special needs information on file.
  • Keep a phone near your bed and in your pocket and be ready to call 911.

During an actual fire, call 9-1-1 immediately. If your clothes catch fire, stop, drop, and roll.  Stop immediately, drop to the ground, and cover your face with your hands. Then, roll over and over or back and forth until the fire is out.  You can also smother the flames with a blanket or towel. Use cool water to treat the burn immediately for 3 to 5 minutes. Cover with a clean, dry cloth.  Get medical help right away. If you can’t get to someone needing assistance, leave the home and call 9-1-1 or the fire department. Tell the emergency operator where the person is located. If pets are trapped inside your home, tell firefighters right away.

Smoke Alarms

Your first line of defense is a properly working smoke alarm. Smoke alarms significantly increases your chances of escaping home fire. You need to insure your home has both ionization and photoelectric smoke alarms, or dual sensor smoke alarms, which contain both ionization and photoelectric smoke sensors. You need to test the alarms once a month and replace the batteries once a year. Smoke alarms should be installed on every level of your home, in the garage and basement and both inside and outside of sleeping areas. You will also need to replace smoke alarms every 8 to 10 years. Never disable a smoke alarm while cooking, since cooking fires occur with little warning. Smoke alarms are also designed for people with special safety concerns. For the hearing and vision impared, strobe lights, vibrating pads, and intermittent audible alarms can be installed.  Smoke alarms with a strobe light outside the home to catch the attention of neighbors and emergency call systems for summoning help are also available.

Additional Fire Safety Tips:
